The closing agent

A title company or attorney acts as closing agent to verify clear title and manage funds at closing. They review the recorded history, confirm encumbrance removal, and facilitate the legal transfer of title.

Contingencies

Contingencies are contract conditions—common examples include inspection and financing contingencies—that must be satisfied before the sale becomes final. Buyers typically secure financing, review title and disclosures, and complete inspections (roof, pest, boundary survey, septic/well, pool, mold, lead, HVAC, etc.). Responding objectively to renegotiation requests is where an experienced listing agent earns their fee.

Loan approval and appraisal

Prefer buyers who provide lender pre-approval, approval letters, or written loan commitments. These documents offer stronger assurance of loan funding than informal pre-qualification. Expect a lender’s appraiser to confirm the sales price is consistent with market value.
